IQA Mold Inspection

The presence of mold and fungal growth can greatly affect the quality of air your breathing. We collect samples using professional equipment to be analyzed by a lab for air quality and or mold identification

We now offer this as an in house service so your results are ready with your inspection report! Often required for certain types of loans (specifically VA) as well as generally being a good idea for anyone purchasing a home and wanting piece of mind. This goes further than a home inspection in it’s scope of looking for potential Wood destroying insects.

You will receive a termite letter (NMPA 33) indicating the results of the Termite Inspection. This is only offered in addition to a scheduled home inspection.

Water tests performed to Tennessee guidelines by a state accredited lab to FHA/HUD guide lines. Multiple samples are collected.
Testing includes analysis of Total Chloroform / E. coli, Nitrates, and Lead.

Prior to the drywall going in, let’s make sure your framing looks correct, plumbing lines have been run correctly, HVAC ducts and electrical “rough ins” are as they should be. While your home is new, mistakes can still happen and this is one of the best times to catch them before the finishing work is completed. Bundle with a home inspection prior to close for additional savings.

Sewer Scope Nashville Home Inspection

Apart from a home inspection, the most value per dollar service in our opinion. The Sewer Inspection is a video run of your main sewer line from the access point located in the home to either a septic or city connection. The access point can be a clean out, roof vent, toilet, floor drain or two inch drain. This does not include the branch lines in the home that cannot be seen from this area. This will include a video link with description of any potential items found.

Radon is a know cancer causing particle. Tennessee is listed by the EPA as a high radon area. This is a 48 hour Real-Estate Radon Test delivers  easy to read results of your home to easily show you if radon levels are something you may want to address.

Often needing for your loan we assist you and your lender with the engineering certification needed for the permanent foundation of your manufactured home. They often are one of the last things requested when the time is ticking to close. We are able to deliver to your lender the certification needed in less time with better information.

We inspect operation of the pool and mechanical items, such as the pump, filter, and plumbing. Important we look to verify grounding and bonding appear to be adequate to help ensure safety of the pool. We’ll check the deck, and coping and if present the liner in addition to other aspects related to your homes pool.

STRP Inspection Usually for AirBNB type properties, we will verify that the dwelling meets the criteria as outlines my the Nashville Metro Council. Floor Plan, Smoke Detectors, Windows etc. and then sign off on the floor plan for you. Please Call to schedule this.

FAQ

A home inspection in the state of TN involved a licensed individual performing a non-invasive test of the systems of a house. This includes, inspecting the roof, walls, plumbing, electrical, HVAC, framing, and foundation. If you are working with a quality business you will also be provided an easy to read report of their finding in a timely manner. 

It’s important to know that the goal of a home inspection IS NOT to persuade you to buy or not buy, but to help you make the best informed decision possible. We act as a neutral party serving your best interests. 

With the housing market as competitive as it has become in an area like Nashville TN, unfortunately many people are feeling like they should forgo an inspection to make their offer more “competitive”. 
While we cannot strongly enough discourage this we simply will state “with a purchase of this magnitude do you really want to go into not knowing?” We far to often have seen renovated homes that were little more than lipstick on a pig. In more cases that we’d expect with $10k+ in repairs that will need to be made.

The most common of all questions. And while it’s hard to give an exact quote in this manner we do recommend using our Easy Quote to give you an exact amount. 

Items that are taken into consideration of the price:

  • Size of home
  • Age of home
  • (in some cases) Location

We also really recommend that while price is a factor, don’t make it the primary factor. Often the difference between a high quality home inspection and a sub-standard one in less than $100, which on a $300k+ plus house is very little.

 

YES. Tennessee is a licensed required state for Home Inspectors. Any home inspector operating within the law and rules set forth by the state carries insurance, has taken training, must take continuing education, and has passed an exam before they are able to begin performing home inspections. This also sets forth standards as to what is defined in a home inspection and should, can, and cannot be performed.

As defined by the State of Tennessee items that should be included in a home inspection are:

  • Inspecting the roof
  • Functionality of the Heating System
  • The Electrical System
  • Reporting on the Foundation and/or Crawlspace
  • Plumbing
  • General safety issues

Home inspector are NOT code inspectors. We deal primarily with functionality and safety concerns but can do so without having to cite specific code as to our reasoning.

One of our biggest focuses is moisture as moisture causes a significant amount of the issues discovered by our team.
